One feature of Chime that you might not have known is integration with Facebook ads. Whenever we hear CRM, we often picture a database of leads and their contact details and response rates.

However, Brett Baker combines his Chime website-build landing page with Facebook ads to automatically get leads to drip into his Chime interface. That’s what he’ll be teaching us in this episode, along with some tips on setting up Chime integration with Facebook ads.

Brett’s first experience with Facebook ads was terrific. In just one ad, he got 68 high-quality leads, closing about 32 of those. You have to understand that leads from Facebook ads fall into the wide mouth of the “funnel” of leads (Brett talks about his funnel of leads in this episode).

So, now, the goal is to get leads from that top part of the funnel into the narrow part where quality leads are in. And you can do all these by nurturing them all the way to the end of the funnel.

How do we do this nurturing process with Chime? We can use the AI to do a lot of automated follow-ups for us.

Chime also has a feature that lets you use ads to promote your listings. For Brett, whenever you get a new listing, your goal should be to leverage that property to get a new listing. That means that whenever you use Facebook ads, the goal is not to sell that property but to show your seller how hard you’re working to sell that property.

When using Chime to list ads, Brett’s goal is to have as many eyes on that property as possible. There are two options for you here: Auto Promotion and Basic Promotion. For Brett, you should be using Auto Promotion to get as much exposure for that property as possible.

From there, you should know the target audience for your ads. It’s not just about literally getting as many eyes as possible. It’s about getting as many eyes that are likely to buy the property.

Chime also has Dynamic Ads, and with these ads, you don’t have to do a lot of work. Suppose that you are already in the middle of an ad campaign, and you want to retarget your ad’s audience. Chime can do that for you in real-time without having to spend a ton of money on more ads.

So now you can combine all of these targeted options with Chime’s AI. With the AI, you can do multiple follow-ups from different angles. Brett is a fan of multi-step follow-up, where you target your leads with ads and sending them follow-up text messages, allowing you to stay on top of their minds.
