If you’ve been using Smart Plans with Chime, you’re doing it right. But this time, we’re talking about THE one thing in Smart Plans that you should have: the Let-Me-Know text. If you’re going to use only one Smart Plan with Chime, this should be it.

In this episode, we’re talking with Ariel Blackwood. She goes into her essential Smart Plan and her most effective tool in getting responses.

Ariel has been a real estate agent for a little over a year. Still, because her parents were both brokers, she basically grew up with everything real estate.

Ariel started using Chime almost as soon as she got her license, so let’s look at her approach to Chime and see what we can learn from it.

We all know that online leads are a dime a dozen, and most of us think they suck. It’s hard to get a response from them, and we often blame the tech or the lead provider because of the lack of responses.

Ariel uses Google PPC for lead generation, and the generated leads come into Chime, where she follows up with them. She has had clients that she has never talked to on the phone or through text.

However, because her Smart Plans allowed her to constantly stay in touch for months without lifting a finger, those clients eventually reached out to her when they were finally ready to buy property.

Those clients were grateful that she kept in contact for months, and they were amazed at how beautiful the listings she sent them were. Of course, all of these were based on the clients’ initial Google searches.

Until these clients reached out to Ariel, she had no idea who they were, but her Chime CRM did. Her Chime CRM was set up to constantly follow up for months until they were finally ready to buy.

How did Ariel do this? Her go-to Smart Plan is Tristan’s 2020 Touches in 20 Days campaign, and she tweaked it to sound more like her, and it’s been very effective for her in converting leads.

Now let’s get into the Let-Me-Know Text, Ariel’s essential Smart Plan. Basically, it puts the ball on the lead’s court: if they’re interested, they’ll just let the agent know.

Brett takes this one step further and says that if you’re not using the AI Assistant, the best first text you can send is, “Hey [lead’s first name].” That’s it. With that phrase, you’ve already started a conversation and established your approachability, increasing the odds of a client responding to you.

For Ariel, the best way to get responses from leads is by looking at a lead’s Google search and giving clients a list of properties that she thinks would be the best fit for them.

This lets clients think that every week, at 8:30 am on certain days, she sits down at her computer and finds all the best possible properties for each lead. Of course, all of this is done through Chime’s Smart Plans.
